Construction Management

CONSTRUCTION MANAGEMENT -- Pre-Construction Services

In order for the entire development process to be cohesive, our construction services commence much earlier on than in most other settings.  This dovetailing of disciplines is an integral part of our business and affords the planning and engineering process, as well as the product development process, the benefit of the construction team's hands-on experiences. 

This provides us with our own internal feasibility study, which in many instances results in a savings of both time and money as we avoid taking a course of action that would have had to be revised at a later date, but was addressed early on as a result of the construction team's involvement.

From the point in time a game plan or program has been initiated, our construction team works closely with the design professionals through the completion of the working drawings.  At this time construction is also responsible for the following:  

  • Developing the Project timeline (Including buyout and construction schedules)
  • Hard costs budget development
  • Value engineering
  • Material takeoffs & estimates
  • Contractor work scopes
  • Introduction meetings and scoping sessions with local municipal agencies (Bldg. Dept, Engineering, etc.) 

In addition to spearheading the items above, construction also provides valuable support to our marketing professionals during the development of our sales marketing strategies.  They also play a major role in the decision making process for the selection of the products/materials, such as window types, plumbing fixtures, siding materials, etc., that will be used to build the project.   

Once the plans are construction ready, the team initiates the project buyout which includes the following:

  • Request for proposals (RFP) & Bid Process
  • Contractor meetings
  • Bid analysis/Contract Negotiations    
  • Final decisions/Execution of Contracts
  • Finalize Budgets

 

CONSTRUCTION MANAGEMENT -- Construction Services

Since there are so many aspects of a project that are decided upon and finalized long before construction begins and all of which greatly impact how the project will be conducted, one of the most important steps we take is involving the construction team from the inception stages.  This gives a clear advantage when it is time for the actual construction to begin, as it allows for a more seamless transition from "Pre-construction to Construction." 

Whether it is addressing the conditions of the approvals resolution, a specific marketing and sales strategy, or just the logistics of the project, etc., since the Construction team was involved in the process from the beginning, they are up to speed on all fronts and prepared to proceed as necessary.

Once a project begins, there are many aspects that the Construction team will be responsible for on a daily basis that are all part of the overall Management of Construction Operations which includes the following:

  • Management of onsite staff (including all employees, contractors and vendors)
  • Project schedules  
  • Reporting and documentation of project progress
  • Quality control/Code compliance
  • Materials handling and inventory control
  • Safety enforcement
  • Construction Cost Management (Budget maintenance & monthly requisitions)
  • Customer interaction/ Customer relations
  • Coordinate and oversee Municipal inspections as required
  • Daily interaction with Sales and Design team
