New Concord Development has partnered with Concord Associates LP (CALP), the owners of the Concord Resort property. In that capacity, New Concord Development is providing CALP with Development, Construction and Financial services on several very exciting and diverse projects. CALP is a limited partnership that includes Cappelli Enterprises and Rexcorp Realty.

Concord Hotel/Spa

New Concord Development will manage the planning, development, construction, accounting and finance of the proposed Hotel - Spa facility, which will be approximately 300,000 square feet. The 5 star hotel will feature 200 rooms, a world class restaurant and lounge, as well as ballrooms and convention space, a full service spa, indoor pool, outdoor pool and locker facilities.
Concord Resort Golf Clubhouse

New Concord Development will manage the demolition of the existing Clubhouse which currently serves the Monster Golf Course. New Concord Development will also oversee the development, reconstruction, accounting and finance of a 63,000 square foot, state-of-the-art Golf Clubhouse facility. This new clubhouse will include a Golf Pro Shop, restaurant and lounge, private banquet/meeting space and locker facilities.
Concord Resort Golf Course Renovations

The Concord property has a strong golf heritage and 36 holes of world class golf still exist on the property as proof of that heritage. The world famous "Monster" and less known (but equally appreciated by golf enthusiasts) "International" have been around for many decades and stretch out on almost 400 acres in the center of the Concord Resort property. While these courses enjoy majestic views, magnificent trees in addition to challenging golf play, they are in need of refurbishing and updating. Both courses were closed in the Fall of 2006 in order to make way for the much needed face lifts. Along with accounting and finance services, New Concord Development will be coordinating design and construction of: upgraded drainage and irrigation systems, re-constructed tees, bunkers and greens, as well as golf cart path re-construction. The courses will also be slightly re-worked under the direction of a renowned golf course architect.
Concord Residences

New Concord Development is responsible for the development, construction, sale, accounting and finance of all 3,000 homes contemplated in the Master Plan for the re-development of the Concord Resort property. Due to its shear magnitude, this work is being performed in phases.
The first residential phase is currently in the final steps of the approval process, with product development and community design of features already completed. A Market Test has been approved by the New York State Attorney General. This community will consist of an exclusive, gated, highly amenitized community consisting of 487 luxury villas, town homes and carriage homes. The community is proposed to be the first luxury-resort community of its kind in the northeast. New Concord Development has assembled a superior design and entitlements team of land planners, architects, merchandisers, engineers and landscape architects from all over the Country to bring their vision to life. The community will feature an 18,000 sf, community club house, equipped with indoor and outdoor swimming, fitness center, children's center, meeting rooms, game lounge and movie theater. The community will also be served by miles of nature trail, parks, four tennis courts, platform tennis courts and winter sledding hill, skating pond and miles of cross country skiing trails. The community will also feature frontage on one of the Concords famous golf courses and each homeowner will enjoy "social membership" to the new golf clubhouse along with "full" membership to the Concord's 36 holes of world class golf club at introductory pricing.
The Sales and Design Center has been completed and has been readied to open in the Spring of 2008 depending upon market conditions. Construction will commence immediately after the Sales Center becomes operational. |
