New Concord Development has the knowledge and capacity to manage the project from its first stages prior to acquisition, through the hurdles of the creative design and arduous entitlements process through the implementation of even the most complicated infrastructure. We will assess the financial and legal exposure from the outset by laying out a detailed action plan for the entire process. Each of these phases of Development may be completely integrated with our Construction, Financial and Administrative services as they are required.
LAND PLANNING & DEVELOPMENT -- Due Diligence
We will coordinate a process that addresses threshold issues through a more detailed analysis, resulting in the creation of a final detailed pro-forma and draft project business plan prior to contract. We will oversee the evaluation process and analyze the results of that evaluation to make an educated recommendation for development of the property. While we are not experts in all fields of due diligence, we know who the experts are and we understand the complexities of the process and the extent of potential legal and financial exposure. The due diligence process typically includes, but is not limited to the following:
- Zoning analysis
- Market conditions analysis
- Environmental analysis
- Political climate
- Entitlements process analysis
- Development recommendation
- Project pro-forma
- Project schedule
LAND PLANNING & DEVELOPMENT -- Land Planning
Once beyond the initial acquisitions stages, our action plan will outline the steps necessary for the coordination of the Planning and Entitlements process as well as the assemblage of the requisite "Team" to effectively conceptualize, support, enhance, refine and document the community plan. We take a hands-on approach to the strategic planning as well, looking to minimize legal and financial exposure through close attention to the schedule and budget. Coordination of the following disciplines is typically required:
- Zoning and Environmental Counsel
- Environmental Planning
- Land Planning and Landscape Architecture
- Architecture
- Site/Civil Engineering
- Marketing
- Environmental Specialists
- Construction manager
LAND PLANNING & DEVELOPMENT -- Site Development
We will insure a careful and comprehensive transition from the Planning stages into the Site Development process, which is critical to the success of the project. The preparation of detailed scopes of work, plans and specifications, schedules, budgets and contracts will be coordinated and executed to insure that the project goals are kept in focus. We are committed to the establishment of an appropriate and legitimate production schedule that can be accomplished through careful planning and our understanding of the potential for problems resulting in setbacks which are usually due to poor communication and insufficient preparation. We will accomplish this through the preparation of the following:
- Site development contracts with comprehensive scopes of work and coordinated work schedule
- Specific attention to all required Resolution items
- Site work budget that addresses all plan changes and enhancements
- Comprehensive Plans and Specifications integrated with Resolution items
- Environmental compliance
- Oversight of work
- Coordination of completed works approvals and Bond reductions
- Coordination with approving authorities
- Community relations
